HUD-assisted properties are entitled to reimbursement for vacancy loss, unit damage, and unpaid rent — but only if the claim is filed within 180 days. Most miss it. We don't.
Every recovered Special Claim strengthens your property's NOI and frees up resources that flow directly back into your community. It's not just revenue — it's how affordable housing gets better for everyone inside it.

We calculate every amount using HUD's guidelines, build the complete documentation package, and submit before the 180-day deadline. No incomplete claims. No missed windows.
Once HUD approves and sends your reimbursement, we collect our success fee. Not before. If the claim isn't approved, there's no fee — ever.

Answer 4 quick questions. We'll tell you what types of HUD Special Claims your property is likely eligible to submit.
Select all that apply to your portfolio.
When an assisted housing tenant moves out, HUD has a reimbursement program that covers vacancy loss, damage beyond normal wear and tear, and unpaid rent. The funds are available — they just have to be requested correctly and on time.
From the date of move-out, you have 180 days to submit a Special Claim to HUD. Miss it and the claim is gone permanently — HUD will not accept late submissions. Most properties lose thousands every year because no one is tracking these deadlines. We track every one across your entire portfolio.
We charge nothing upfront. Our fee is a percentage of what we recover — so our incentive is exactly aligned with yours. If a claim isn't approved, there's no fee.
We work with Section 8 Project-Based Rental Assistance (PBRA), Section 202 PRAC, Section 811, and other HUD-assisted multifamily programs. If your property receives a HUD housing assistance payment, you likely have eligible claims.
A move-out list and access to your tenant files is typically enough. We identify which move-outs have eligible claims, calculate the amounts, build the documentation package, and submit everything to HUD. We'll walk through exactly what we need on the free consultation call.
After submission, HUD typically processes claims within 30–90 days depending on the program and regional office. We follow up throughout and keep you informed.
Most on-site staff are managing day-to-day operations and don't have bandwidth to consistently track deadlines, calculate life-expectancy-adjusted damage amounts, and build complete documentation packages. Incomplete or late submissions are the two biggest reasons claims are denied. This is all we do — which is why our approval rate on eligible claims is 100%.
We're active in 25+ states and growing, with a goal of having an approved claim in every state where HUD-assisted housing exists. Book a free consultation and we'll confirm coverage for your portfolio.
AHE was built by people who spent years inside affordable housing — property management, financial oversight, operations, compliance. We saw how many properties were leaving legitimate HUD reimbursements unclaimed, and we built the firm to fix it.
Special Claims is all we do on the recovery side, and that focus is why our approval rate on eligible claims is 100%.
"We started AHE because property owners were leaving money on the table and drowning in compliance work with no one in their corner."
— Bennett Ettinger, CEO

Bennett spent over a decade in affordable housing operations, including a stint as COO of a property management company. He knows the business from the inside — and built AHE to fix what he saw broken.

Nate came up through financial oversight and operations, most recently as CFO for an affordable housing owner-operator. He brings the numbers discipline and systems thinking that keep AHE sharp.

Nicole has spent three-plus years focused entirely on special claims — she knows the forms, the deadlines, and the edge cases better than anyone. She leads the claims department and nothing slips through.
Gabi works directly on claim preparation and submission — building the documentation packages, tracking the deadlines, and making sure every eligible dollar gets filed correctly and on time.
