When an assisted housing tenant moves out, HUD has a reimbursement program that covers vacancy loss, damage beyond normal wear and tear, and unpaid rent. The funds are available — they just have to be requested correctly and on time.

From the date of move-out, you have 180 days to submit a Special Claim to HUD. Miss it and the claim is gone permanently — HUD will not accept late submissions. Most properties lose thousands every year because no one is tracking these deadlines. We track every one across your entire portfolio.

We charge nothing upfront. We work on a success fee — you only pay when HUD approves and pays your claim, so our incentive is exactly aligned with yours. If a claim isn't approved, there's no fee.

We work with Section 8 Project-Based Rental Assistance (PBRA), Section 202 PRAC, Section 811, and other HUD-assisted multifamily programs. If your property receives a HUD housing assistance payment, you likely have eligible claims.

A move-out list and access to your tenant files is typically enough. We identify which move-outs have eligible claims, calculate the amounts, build the documentation package, and submit everything to HUD. We'll walk through exactly what we need on the free consultation call.

After submission, HUD typically processes claims within 30–90 days depending on the program and regional office. We follow up throughout and keep you informed.
